1. Introduction
Welcome to Staykey. By accessing or using our service, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our service.
2. Service description
Staykey provides property management software for vacation rental hosts and cleaning professionals. Our service includes booking sync, guest portals, turnover management, cleaning payment and billing tools, and optional smart-device control via Home Assistant integration.
Smart home features require compatible hardware (sold separately) and a Home Assistant installation. Staykey is not responsible for hardware compatibility, setup, or performance issues related to third-party devices.
3. User accounts
To use Staykey, you must create an account and provide accurate information. Accounts are available to property hosts and to cleaning businesses, which may sign up directly or be invited by a host. You are responsible for:
- Maintaining the security of your account credentials
- All activities that occur under your account
- Notifying us immediately of any unauthorized access
4. Subscription and billing
Staykey offers subscription plans billed monthly or annually:
- Free trial: We offer a 30-day free trial. You will not be charged until the trial period ends.
- Payment: By providing payment information, you authorize us to charge your payment method for the subscription fee. Payments to cleaning companies are governed separately by Section 5 (Cleaning payments).
- Automatic renewal: Subscriptions automatically renew unless canceled before the renewal date.
- Cancellation: You may cancel your subscription at any time. Cancellation takes effect at the end of the current billing period.
- Refunds: Refunds are provided on a case-by-case basis at our discretion.
5. Cleaning payments
Staykey offers optional payment features that let hosts pay cleaning companies for cleaning services through the platform ("cleaning payments"). If you use cleaning payments, the following terms apply:
- Payment processing: Payment processing services are provided by Stripe. Staykey does not hold your funds and does not store full card numbers or bank account details; charges and payouts are processed and settled by Stripe.
- Authorization: By adding a payment method and enabling cleaning payments, hosts authorize Staykey (through Stripe) to charge that payment method for cleaning payments the host initiates or schedules, plus applicable service fees.
- Service fee: Staykey charges a service fee on cleaning payments. The applicable fee is disclosed in the product before you enable cleaning payments and is reflected on each payment record.
- Stripe agreements: Hosts using cleaning payments agree to the Stripe Services Agreement. To receive payouts, cleaning companies must create a Stripe account and agree to the Stripe Connected Account Agreement.
- Availability: Cleaning payments are currently available only in the United States and in U.S. dollars.
- Failed payments and disputes: Hosts remain responsible for amounts they owe for cleaning services if a payment fails or is reversed. Refunds and disputes concerning the cleaning services themselves are between the host and the cleaning company (see Section 6). We may suspend access to cleaning payments for failed payments, chargebacks, or misuse.
- Account termination: Any amounts owed at the time your account is closed survive termination. Payouts pending at termination are settled through Stripe in accordance with Stripe's timelines and terms.
6. Relationship of the parties
Cleaning companies and their personnel are independent businesses. Nothing in these Terms or in your use of Staykey creates an employment, agency, partnership, or joint venture relationship between Staykey and any host, cleaning company, or cleaner.
- Your agreements are your own: Cleaning rates and other arrangements agreed between a host and a cleaning company through the platform are binding only between those parties. Staykey is not a party to those agreements.
- No guarantee of services: Staykey does not supervise, direct, or control cleaning services and does not guarantee their quality, safety, timeliness, or legality.
- Taxes: Each user is solely responsible for taxes on amounts they pay or receive through the service. Staykey and/or Stripe may issue tax documents where required by law.
- Disputes between users: Disputes about cleaning services, rates, or payments owed are to be resolved between the host and the cleaning company. We may provide payment records to assist, but we are not obligated to mediate.
7. Guest access links
Staykey provides a guest portal that guests can open through a unique link, without creating an account, for a limited period around their stay. Depending on the host's configuration, the portal may display property details, arrival and departure instructions, Wi-Fi credentials, entry information, and controls for connected devices.
Guest access links are usable by anyone who has them. As a host, you are responsible for:
- Sharing each guest access link only with the guests of the relevant stay
- Your guests' use, sharing, or misuse of guest access links and of any information or device controls available through them
- Ensuring your guests use the portal in a manner consistent with these Terms
- Contacting us promptly if you believe a guest access link has been compromised
To the maximum extent permitted by law, Staykey is not liable for unauthorized property access, theft, property damage, personal injury, or other loss arising from the use, sharing, or misuse of guest access links by guests or third parties.
8. Affiliate disclosure
Amazon Associates Program: Staykey participates in the Amazon Services LLC Associates Program, an affiliate advertising program designed to provide a means for sites to earn advertising fees by advertising and linking to Amazon.com.
When you click on product links on our website (including our Hardware Planner) and make a purchase on Amazon, we may earn a small commission at no additional cost to you. This commission helps support the development and maintenance of Staykey.
Our recommendations: We only recommend products that we believe are compatible with Staykey and suitable for vacation rental automation. Our product recommendations are based on:
- Compatibility with Home Assistant and Z-Wave/Zigbee protocols
- Reliability and build quality
- Value for vacation rental use cases
- Community feedback and reviews
Independence: Our affiliate relationships do not influence our honest recommendations. We do not receive compensation from manufacturers for featuring their products, and we are free to recommend alternatives.
Price and availability: Product prices, availability, and specifications shown on our site are estimates and may not reflect current Amazon pricing. We are not responsible for price changes or product availability on third-party sites.
9. Hardware and third-party services
If you choose to use Staykey's smart-device features, compatible hardware and a Home Assistant installation are required. You are responsible for:
- Purchasing and installing compatible hardware (if using smart-device features)
- Setting up and maintaining your Home Assistant installation (if applicable)
- Ensuring network connectivity and security
- Hardware warranties and support (handled by manufacturers)
Staykey is not responsible for hardware defects, compatibility issues, or problems arising from third-party services including Home Assistant, Amazon, or device manufacturers.
10. Acceptable use
You agree not to:
- Use the service for any illegal purpose
- Attempt to gain unauthorized access to our systems
- Reverse engineer or decompile our software
- Resell or redistribute our service without permission
- Use the service in a way that could harm our infrastructure
11. SMS/text messaging
Staykey sends automated SMS text messages to property hosts and cleaning professionals. By providing a phone number and checking the SMS consent checkbox during account setup, users consent to receive automated text messages from Staykey. These messages include:
- Booking alerts (new bookings, check-in/check-out, cancellations)
- Cleaning notifications (assignment requests, confirmations, reminders, completion checks)
- Device alerts (offline, access code failures)
- Integration alerts (sync failures, disconnections)
Message frequency: Message frequency varies based on notification preferences and property activity. Message and data rates may apply. Consent to receive text messages is not a condition of any purchase.
Opting out: You may opt out of SMS messages at any time by replying STOP to any message from Staykey. After opting out, you will receive a confirmation message and no further messages will be sent. To re-subscribe, reply START. You can also manage SMS preferences per notification type from your account settings.

12. Data and privacy
Your use of Staykey is also governed by our Privacy Policy. We collect and process data as described in our Privacy Policy to provide and improve our service.
13. Intellectual property
Staykey and its original content, features, and functionality are owned by Staykey and are protected by international copyright, trademark, and other intellectual property laws.
14. Warranties and disclaimers
THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. STAYKEY DOES NOT WARRANT THAT:
- The service will be uninterrupted or error-free
- The service will meet your specific requirements
- Hardware purchased through affiliate links will work as expected
- Smart home automations will function 100% of the time
- Guest access links will be used only by their intended recipients
You use the service at your own risk. Staykey is not liable for property damage, personal injury, theft, lost revenue, or guest issues arising from service malfunctions, hardware failures, or the use or misuse of guest access links.
15. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, STAYKEY SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOST PROFITS, DATA, OR BUSINESS OPPORTUNITIES, ARISING FROM YOUR USE OF THE SERVICE.
16. Indemnification
You agree to defend, indemnify, and hold harmless Staykey and its officers, directors, employees, and agents from and against any claims, damages, liabilities, costs, and expenses (including reasonable attorneys' fees) arising out of or related to:
- Your use of the service
- Your properties, listings, or cleaning services
- Claims by your guests, clients, or other third parties arising from your property, your services, or your conduct
- Your violation of these Terms or applicable law
- Your sharing or management of guest access links or access credentials
17. Termination
We may terminate or suspend your account at any time for violations of these Terms. Upon termination, your right to use the service ceases immediately. You may terminate your account at any time by canceling your subscription. Termination does not affect amounts owed at the time of termination; cleaning payments initiated before termination are settled as described in Section 5.
18. Changes to terms
We reserve the right to modify these Terms at any time. We will notify users of significant changes via email or through the service. Continued use of the service after changes constitutes acceptance of the modified Terms.
19. Governing law
These Terms are governed by the laws of the United States. Any disputes shall be resolved in the courts of the jurisdiction where Staykey is registered.
